Pre-approval is a process by which Mountain Valley Mortgage will provide you with a mortgage commitment and preliminary approval of your loan application. It is a shortened pre-requisite, although not required, to a full application. Because we have over 300 loan programs, we will need to contact you, discuss the various loan options available to you, and find the best program that addresses your particular needs and wants.
After we have obtained your information and discussed with you the options available, Mountain Valley Mortgage will provide you with a rate quote and letter of pre-approval. Pre-approval means that your income and credit meet the guidelines and criteria for the loan you have selected. Pre-approval is provided in writing and may contain necessary conditions needed to obtain final approval. Conditions or Stipulations are circumstances or tasks that must be completed before you loan can be funded.
Because Pre-Approval requires a complete Credit Check and preliminary loan processing, we request pre-payment of our out-of-pocket expenses of $35.00. Unfortunately, we are forced to impose this fee because of the many non-serious requests we receive which serve only to increase costs to our bona-fide clients. However, this fee will be credited toward the costs of the transaction when you close on your mortgage. This fee will be waived if your pre-approval is submitted through one of our affiliate realtors. Check with your realtor to see if you qualify to have this fee waived.
